Why you need this report
Most costly site mistakes are not dramatic—they come from skipping basic diligence. A corner that looks busy on a Saturday may be thin on weekday lunch traffic. A landlord’s “great visibility” claim may ignore the far-side parking lot or a competitor cluster one block away.
A site report turns gut feel into documented facts: who already competes nearby, who lives and works in the radius, how people reach the address, whether parking is plausible, and which municipal steps you will likely face. That is the difference between negotiating rent with evidence and discovering problems after build-out deposits are gone.
